Policies

  • A deposit of 35% of the rental is necessary to reserve your cabin. Deposits are non-refundable. Cancellations before 60 days of arrival can be carried to future reservations. Cancellations after 60 days of arrival forfeit the full deposit.
    • Guests who frequently cancel their reservations will be asked to pay in full for future reservations.
    • If cabins are left excessively dirty or damaged, a fee of one night's stay will be subtracted from the deposit.
  • Full payment is due on arrival.
  • Check-in time is 4:00 pm. Check-out time is at 10:00 am.
  • No refunds for early checkouts.
  • Dog fee of $20 per dog per day.
  • We are not set up to take credit cards, but payment may be made by personal check, cash or traveler’s check.

Ranch Rules

  • Colorado law requires all guests to be registered at office, giving full names, mailing address, auto make and license.
  • Colorado State Fishing and Hunting regulations are to be observed by all guests.
  • A central shower and coin-operated washer and dryer are available to guests.
  • Dogs:
    • Dogs are to be kept on leash while walking in cabin areas.
    • No dogs on the furniture, beds, bedding or linens.
    • Do not leave dog(s) unattended in the cabin.
    • Clean up all waste.
  • NO SMOKING inside the cabins
  • The management will not be responsible for any personal valuables.
  • Fishing is restricted to ranch guests only.
  • No shooting on ranch premises.
  • No RVs.
  • No riding trail bikes or ATVs in the cabin area.
  • No watercrafts of any sort on lakes.
  • No digging of worms on ranch property.
  • Recycling greatly appreciated.

Soward’s Fishing Rules and Regulations

  • Only two browns under 12 inches per day per license may be kept, river and lakes combined.
  • Bait fishing is prohibited on the Soward Ranch.  Lures should be equipped with single hooks or trimmed accordingly.
  • Lake fishing is restricted to the three upper lakes. The two ponds near the office are rearing ponds, and kids 12 and under can learn to fly fish on these ponds.
  • Watercraft of any sort are prohibited on the lakes.
  • Catch and release only on Red Mountain and Trout Creeks.
  • Fly fishing only on Red Mountain and Trout Creeks.
  • Guests who are not currently booked at the ranch will pay a rod fee to fish.

These rules will serve to increase the quality of our (and your) trout waters now and in the future.  When larger fish are released and allowed to spawn they produce more, creating an environment with higher populations and higher percentages of big trout.  Treble hooks and bait fishing can kill delicate trout after they are released, and keeping the smaller fish will not hurt the population as much.
